Roof refurbishment works to both flat and mono-pitched roofs on two major school blocks.

The Brief / Challenge

Carshalton Boys Sports College is a dynamic and inclusive secondary school located in Carshalton, Surrey. Renowned for its strong emphasis on sports and physical education, the school boasts modern facilities and encourages students to reach their full potential both in and out of the classroom.

Ashley Consultants have recently been helping the College to solve the persistent roof leaks being experienced with two of its main teaching blocks. Despite numerous attempts to rectify the issues, these leaks were continuing to disrupt teaching and create a poor work environment for both teachers and pupils.

Following a detailed survey and a successful CIF application submitted by Ashley Consultants on behalf of the College, funds were secured to be able to carry out the much needed refurbishment works. This was then successfully completed during the summer holiday period.

The Solution

Following the allocation of CIF funding, a comprehensive programme of refurbishment works has been carried out to the flat and monopitched roofs on two major teaching blocks at the College. This has also included new rainwater goods to improve drainage and upgraded thermal insulation to reduce heating costs and support the Trust’s sustainability targets.

As part of the works, a redundant water tank has been removed from the roof, eliminating any risk of legionella and creating a more aesthetically pleasing finish, also at an economic advantage. Existing plant has also been relocated to ground level, enabling a more robust a future proof finish to be achieved and facilitating simpler and more economical cyclical servicing.

Elsewhere, bespoke passive roof vents have been commissioned to replace the existing defective vents which had contributed to the complete and premature failure of the monopitched roof slope. Safe and compliant access has been provided to both roofs to facilitate any future maintenance requirements.

All work was expertly project managed by Ashley Consultants, successfully delivering a fast track summer holiday programme so as to not impact education when the September term started.

Works comprised of:

  • Replacement of flat and mono-pitched roofs on two major school blocks
  • U-value of 0.12W/m2k achieved to both roofs, supporting the Trust’s sustainability aspirations and minimising future building heating costs
  • Removal of redundant roof top water tank
  • Removal of failing and leaking internal downpipes, with roof drainage routed externally to provide more robust solution
  • Provision of safe and compliant access to both roofs
  • Relocation of existing roof plant to accessible ground level location
  • Commissioning of bespoke passive roof vents to replace defective vents that contributed to complete and premature failure of monopitched roof slope
