Solution:

Installation of L3 compliant fire alarm & and emergency lighting system, general fire compartmentation, establishment of new safe exit routes.

The Brief / Challenge

Ashley Consultants were appointed by the SOLA Trust to address considerable building fire compliance breaches following an independent Fire Risk Assessment.

A further in-depth Condition Survey by Ashley Consultants confirmed inadequate fire detection within the school, along with a significant lack of compartmentation throughout, compromising escape and risking considerable property damage in the event of a fire. In addition, fire doors and exits were found to be in poor condition, ineffective and non-compliant.

The extensive works required to bring the school up to a compliant standard meant that phasing of the project was necessary in order to maximise chances of funding success and ensure the continued operation of the school with minimal disruption, utilising the holiday periods where possible.

The Solution

Ashley Consultants conducted a full survey of the site, preparing a comprehensive technical design, specification, and tender. This addressed the provision of compliant early fire detection and warning, safe means of escape and full fire compartmentation. It also ensured both occupant safety and property protection, with Phase 1 prioritising life safety and evacuation, and Phase 2 compartmentation and property protection.

Ashley Consultants prepared a number of Condition Improvement (CIF) Applications, successfully securing over £908K in funding over the 2 phases of works. Full contract administration and project management was then provided, with Ashley Consultants liaising between all parties including weekly site visits to ensure site safety and efficiency of programme. Works were completed to take advantage of the summer holiday periods, extending into term time where the management of works were carefully co-ordinated to ensure continued safe operation of the school.

Works comprised of:

  • Installation of L3 compliant fire alarm and emergency lighting adaption
  • General fire compartmentation achieved with replacement of non-compliant fire doors, glazing and screens
  • New safe exit routes were established with additional fire doors

  • New fire exit doors to ensure quick, reliable escape
  • New compliant ceilings, including new LED lighting, to ensure both safe exit from the building, along with protection of property in the event of rapid spread of fire.

The Result

Following successful funding for the final phase the School are now fully building fire compliant. In addition to the safety of pupils, staff and visitors being secured, the extent of the fire compliance works means that the general learning environment and occupant comfort has been improved.

Thermal improvements associated with new external doors and glazing and efficient LED lighting to new ceilings has provided energy savings. The additional compartmentation and fire compliant fabric alterations has significantly reduced the risk to the entire property.
