The Brief / Challenge
Ashley Consultants were appointed by the HISP Trust to address considerable condition, safety and compliance issues regarding the Infant Block roof construction. The original pitched, tiled roof and associated extensive central glazed atrium were causing substantial leaks throughout the Infant accommodation, disrupting teaching activities. Roofs were found to have extensive and progressive damage causing considerable water ingress to classrooms, facilities, and services.
Following a comprehensive feasibility study and consultation with the school, Ashley Consultants established the urgent need for complete replacement of the Infant Block roofing, with condition now beyond physical and economic repair.
The urgency of the extensive works required to bring the roofing up to a safe and compliant standard dictated a single phase of works. To ensure the continued operation of the school with minimal disruption, works were carefully planned utilising holiday periods and managing works during term time with continued liaison between Contractor and Client.
The Solution
Ashley Consultants conducted a full survey of the site, preparing a comprehensive technical design, specification, and tender. Our specification addressed the replacement of the glazed atrium, all pitched tiled roofs, in keeping with original design, along with all associated flat roof areas, roof windows and rainwater goods.
In order to achieve funding Ashley Consultants prepared a Condition Improvement (CIF) Application securing over £400K in funding. Following successful funding application, full contract administration and project management have been provided, with Ashley Consultants liaising between all parties including weekly site visits to ensure site safety and efficiency of the programme. Works were completed to take advantage of the summer holiday period, extending into term time where the management of works were carefully co-ordinated to ensure the continued safe operation of the school.
The remedial works consisted of the following main elements:
The Result
Following successful funding of this project, pupil comfort and safety has been significantly improved with minimal disruption to school services during works. Teaching is no longer interrupted and the safe use, including emergency escape, of the main central atrium is now possible.
As well as pupil, staff and visitor safety the general learning environment and occupant comfort at the school has been improved. The specification fully considered sustainability and energy savings, ensuring that maximum thermal improvements have been incorporated, providing the school with considerable energy and cost savings.
